<p>            There has been a lot in the news and conversation within the real estate community about getting an $8,000.00 credit if you purchase a home this year.  This is true and it is one heck of a deal; with that said nothing is that easy to get, especially from the Federal Government, so here are the details.</p>
<ul>
<li>1) To qualify as a first-time homebuyer you could not have owned a home for the last three years. For example if you are buying in 2009 you could not have owned any property in the years 2006, 2007 and 2008.</li>
<li>2) Maximum annual income is $75,000 if you are single and $150,000 if married filing jointly.</li>
<li>3) You have to live in the property for a minimum of three years as your primary residence to avoid repayment of the credit.</li>

<p>What happen last week to home loan interest rates?</p>
<p>            With all of the spending the federal government is doing to stimulate the U.S. economy it has to pay for it through selling treasury bills to raise cash.  Along with the sale of treasury bills, an increase in <a title="Mortgage Back Securities" href="http://www.newyorkfed.org/markets/mbs/">mortgage back securities</a> is hitting the secondary market which has created an over-supply of new bonds in the market.  This drives the prices of bonds lower and interest rates higher.  In addition to this over supply of bond money some not so worse than expected economic numbers have given hope to investors and have spurred a rally in the stock market thus fewer dollars being invested in the safer bonds and more dollars are invested in the riskier equities market.</p>
<p>            Ouch&#8230;the reality is that where the 30 year fixed rate was around 4.75% a week ago is now more around 5.375% and it is not likely that we will see these rates come back down anytime soon.  Don&#8217;t get me wrong rates are still historically low, but what this shows us is that low low rates are not going to be here forever and those consumers that are looking for the lowest rates before they commit will ultimately lose out.</p>

<p>No matter what you are hearing out in the news what you do need to know is there has been no better time to buy a home than now.  Interest rates are at historic levels, 5% and lower, money is available for consumers to borrower and home prices are now within affordable price ranges (see Linda for a list of available homes at <a title="LindaSellsMoore" href="http://encinitashomes.lindasellsmoore.com">(lindasellsmoore.com</a>).  If that is not enough of an incentive the federal government has created an additional incentive; if you&#8217;re a first time homebuyer and purchase a home within 2009 you could be eligible for a federal housing tax credit of up to $8,000.00.</p>
<p>All though lenders have revised their qualifying criteria&#8217;s they are motivated to finance current and future homeowners; many of you have the option of a government insured loan, FHA, that requires as little as 3.5% down payment and a loan amount a high as $697,500.00 and if you are a veteran you can purchase a home with a zero down payment.  If a government insured loan is not what you need there are many conventional loans that are available that will meet your needs too.</p>
<p>Before you buy get pre-approved by a loan officer that is experienced and has the knowledge to navigate you through the loan approval process, this is a service that is no cost to you.  Once you are pre-approved for your home loan you will know exactly what you purchase price range is and what you can afford.  If you are not sure if you can or can&#8217;t buy find out today homeownership is possible with the right team on your side.</p>
